June 2025 reports have been released detailing recent real estate activity in Palm Beach County and surrounding areas.
PALM BEACH COUNTY
Palm Beach County’s housing market showed signs of adjustment in June, with active listings increasing 19.3% year-over-year to 6,319 homes. This shift pushed the months’ supply of inventory up to 5.7, expanding buyer choice and nudging the market closer to balance. The median sale price remained steady at $640,000, while the median time to sale rose to 91 days, a 3.4% increase year-over-year. This coupled with a 16.7% drop in cash sales, points to longer decision-making windows, emphasizing the need for sellers to price with precision.

MARTIN COUNTY
Martin County’s housing market remained steady in June, with closed sales unchanged year-over-year at 190 transactions. While activity levels remained consistent, the market landscape has shifted dramatically, with active listings up 39.6% and a 6.4-month supply of inventory, indicating a firm move toward a buyer’s market. Despite these changes, prices continued to climb. The median sale price rose to $629,495, up 8.6% compared to June 2024, showing that demand is still strong for appropriately priced homes.

ST. LUCIE COUNTY
St. Lucie County’s active listings rose 18.9% year-over-year, reaching 2,607 homes on the market. This pushed the months’ supply of inventory to 5.6, offering buyers greater choice and signaling a more balanced market environment. Closed sales remained flat year-over-year, with 551 transactions in June 2025 versus 552 in June 2024, showing steady buyer demand despite shifting dynamics.

BROWARD COUNTY
Broward County’s housing market saw continued shifts in June, with active listings rising 25.7% year-over-year, totaling 5,773 single-family homes. This brought the months’ supply of inventory up to 5.7, providing buyers with more choice and softening the urgency seen in previous years. Closed sales remained flat, with 1,160 transactions in June 2025 compared to 1,159 in June 2024. While activity held steady, market conditions continue to evolve as inventory grows, and homes spend more time on the market. Homes are taking longer to sell, with the median time to sale increasing 16.4% year-over-year to 78 days.
