May 2025 reports have been released detailing recent real estate activity in Palm Beach County and surrounding areas.

PALM BEACH COUNTY
Palm Beach County’s housing market is continuing to adjust as active listings rose 25.1% year-over-year, reaching 6,391 homes on the market. Months’ supply of inventory also increased to 5.8, signaling a shift toward a more balanced market. However, closed sales dipped 7.3% compared to last May (1,334 vs. 1,439), reflecting hesitancy despite stronger inventory. Homes are also taking longer to sell: the median time to sale rose to 86 days, up 2.4% year-over-year.

MARTIN COUNTY
Martin County’s housing market continued to evolve in May, with the median sale price climbing to $609,500, up 6.2% year-over-year. Despite rising prices, closed sales dipped 8.7% (188 in May 2025 vs. 206 in May 2024), signaling that buyer activity has slowed even as home values inch higher. In addition to the price increase, homes are taking significantly longer to sell. The median time to sale increased to 101 days, a 32.9% jump year-over-year, showing more deliberation among buyers and the growing need for sellers to be competitive.

ST. LUCIE COUNTY
Active listings in St. Lucie County jumped 26.8% year-over-year, with 2,615 homes on the market—a clear sign that more options are available for buyers. Months’ supply of inventory rose to 5.9, marking a shift closer to buyer-friendly conditions. Despite the growing supply, closed sales declined 5.0% compared to May 2024 (529 vs. 557).

BROWARD COUNTY
Broward County saw a 34.5% increase in active listings, bringing the total inventory to 5,862 homes. With months’ supply of inventory rising to 5.9, the market is heading toward balance, giving buyers more leverage. Despite this influx, closed sales fell 11.1% year-over-year, with 1,110 homes sold versus 1,249 in May 2024. Notably, the median sale price remained unchanged at $625,000, suggesting that although sales volume is down, home values are holding steady for now.
